The Residences at Sheraton Al Marjan Island Resort is a residential development by Atara Development on the seafront of Al Marjan Island in Ras Al Khaimah. It will be connected to the existing Sheraton resort, so residents of apartments at The Residences at Sheraton Al Marjan Island Resort will be able to use part of the hotel infrastructure. The residential development consists of 18 floors, with studios and 1 and 2 bedroom apartments.

The design of The Residences at Sheraton Al Marjan Island Resort is centred around the sea view. Large windows, stained glass and wide balconies allow you to admire the Arabian Gulf directly from these apartments on Al Marjan Island. Inside, bright interiors in natural tones, natural wood finishes, stone details, thoughtful lighting and convenient built-in wardrobes are planned.

The Residences at Sheraton Al Marjan Island Resort will offer studios from 725 sqft (67 m²), one-bedroom apartments from 968 sqft (90 m²) and two-bedroom apartments from 1142 sqft (106 m²). The layouts of these properties in Ras Al Khaimah include a spacious kitchen-living room, a workspace, a storage area or a separate corner for children.

Residents of properties at The Residences at Sheraton Al Marjan Island Resort will have a separate entrance and lobby, their own lifts and two levels of underground parking.

The development will feature a private sandy beach, several swimming pools, including a rooftop infinity pool and a children's pool, a large gym, and a yoga and Pilates studio. The spa complex will include a hammam, sauna, and steam rooms.

For children and teenagers, there will be playrooms and outdoor playgrounds, and for adults, there will be a lounge, a bar with billiards, a golf simulator, and a co-working space with meeting rooms. The internal infrastructure will be complemented by restaurants, a sky lounge, and evening entertainment with a club atmosphere.

Atara Development offers a 70/30 interest-free payment plan with a 5% down payment for buying property at The Residences at Sheraton Al Marjan Island Resort. Construction of these apartments on Al Marjan Island is scheduled for completion in Q3 2028.

    Al Marjan Island is an artificial island district in the emirate of Ras Al Khaimah in the north of the UAE. The coral-shaped islands extend into the Arabian Gulf for approximately 4.5 kilometres and provide several kilometres of well-maintained beaches with soft sand. It is about a 10-minute drive to the centre of Ras Al Khaimah and approximately 45 minutes to Dubai International Airport via the motorway.

    Al Marjan Island combines a resort atmosphere with socially important infrastructure in the surrounding area. The Al Hamra Village area is just a few minutes' drive away. It is home to the Al Hamra Golf Club, the Al Hamra Marina & Yacht Club and the large Al Hamra Mall. The mall has supermarkets, clothing and electronics stores, a cinema and a food court with cafes and restaurants. The island itself has large resorts, such as the DoubleTree by Hilton Resort & Spa Marjan Island and Marjan Island Resort & Spa, which feature beach clubs, spas, bars, and restaurants. You can also enjoy water sports there, such as kayaking, stand-up paddleboarding, or yachting.

    For medical care, residents of properties on Al Marjan Island most often use the services of RAK Medical Centre Al Hamra in the neighbouring Al Hamra district and the large RAK Hospital in the city.
