AHS Twin Towers is a Grade A office redevelopment by AHS Properties on Sheikh Zayed Road, Dubai. Gensler is responsible for the architecture, transforming the former Shangri-La hotel address into a workplace with individual offices and larger corporate floors. Completion is scheduled for Q2 2028.
Individual Offices start at AED 7,200,000 ($1,960,500), with areas of 1,872 – 2,407 sqft (173.9 – 223.6 m²). Executive Offices occupy a quarter floor, Grand Offices a half floor and Ultra Grand Offices a complete level. The different configurations separate the scale of ownership from the shared reception, business facilities and leisure spaces available within the development.
Nine-office and four-office floor arrangements provide distinct entrances and shared lift circulation. The larger layouts bring workstations together with reception areas, boardrooms and management offices. AHS Atelier handles private-office interior design. Pale finishes, glass partitions and perimeter glazing give the working interiors a lighter palette than the warm stone and sculptural detailing of the entrance lobby.
The ground floor includes a reception, lounge seating, water feature and coffee bar, with concierge and valet parking services. Retail spaces and an espresso lounge extend the arrival area beyond the lift lobby. Visitors can wait or meet informally downstairs, while a separate Business Wing provides boardrooms, private business suites and a lounge for more focused appointments.
A gym, lap pool and spa occupy two connected basement levels. Training facilities include yoga and Pilates studios, while hot and cold plunge pools and a mineral bath sit alongside treatment rooms. Grooming salons, a golf simulator and entertainment rooms add further facilities within the same building. The exercise and treatment areas are distinct from the private office accommodation.
The first-floor gourmet food hall includes deli, grill, Japanese dining and pizzeria concepts. On the rooftop, the Sky Garden combines planted outdoor space with terrace seating, lounges and private dining. These areas give staff and visiting clients alternatives to eating or meeting within their own office, from a working lunch downstairs to an evening gathering above the city.
