Al Marjan Island is an island district in Ras Al Khaimah. It consists of several coral islands, jutting out into the Arabian Gulf and providing residents with the ultimate coastal lifestyle, complete with long beaches and promenades. It usually takes about an hour to drive to Dubai International Airport from here, and about 45-50 minutes to Ras Al Khaimah International Airport. For those without a car, RAKTA inter-emirate buses run regularly.
The main advantage of the location is its developed infrastructure. The Al Hamra Mall is a 10-15 minute drive away, with supermarkets, a food court, shops and a cinema. Nearby is the Al Hamra Golf Club with an 18-hole course and sports academy, as well as the Al Hamra Marina, a place for walking, yachting and dining by the water.
There are more and more entertainment options on the island every year. A large resort, Wynn Al Marjan Island, is being built on Al Marjan Island, which will feature hotels, restaurants, daily shows and modern entertainment venues. For residents, these are new places for active weekends, and for investors, they mean additional tourist traffic and demand for property on Al Marjan Island for permanent residence.
The closest medical centre is RAK Hospital, a multidisciplinary clinic with main departments and emergency care. International schools are available for families: RAK Academy campuses throughout the emirate and RAK American Academy with an American curriculum.
Restaurants and cafes can be found in Al Hamra Mall, hotels on the island and in the neighbouring Al Hamra Village area, ranging from family-friendly places to waterfront lounges. For those who prefer active recreation, there is golf, jogging along the bay, cycling, paddle boarding and yachting on Al Marjan Island. For those who prefer a more relaxed pace, the long beaches and wide promenades are perfect for sunset strolls and morning coffee by the sea.

Al Marjan Island is currently one of the most prominent locations for investment in property in Ras Al Khaimah. The emirate's property market has grown significantly: in 2024, the total value of transactions reached more than 118% of the previous year's figure. This is a rare dynamic even by UAE standards and a direct indicator of demand for coastal property in Ras Al Khaimah.
Yield is the second important argument in favour of property on Al Marjan Island. The average gross yield for apartments on Al Marjan Island remains at around 6% per annum, and for new beachfront projects and branded residences, the potential can be even higher — with the right choice of property, size and rental strategy. This is facilitated by the growth in tourist traffic and the expansion of resort infrastructure.
In addition, the Wynn Al Marjan Island integrated resort is set to open on the island in the near future. It is scheduled to open in 2027, and the club itself has received the first commercial gaming licence in the UAE. For the property on Al Marjan Island, this means new jobs, MICE trips, restaurants and retail formats, and for owners, an expansion of the tenant base and additional PR benefits for the location. Such projects traditionally support occupancy rates and property prices in the surrounding area.
