Sobha Sanctuary is a new residential area at Dubailand, developed by Sobha Realty. The project is designed as a large family community with a high standard of living, combining residential property, nature and developed infrastructure. The total area of the district is approximately 3.4-3.5 m², and upon completion, there should be around 20,000 residential properties.
The concept of Sobha Sanctuary is built around the idea of well-being and healthy living. A significant part of the territory is allocated for green spaces and open areas: parks, boulevards, walking paths and botanical zones. In the centre is a large park with an area of about 74,000 m², around which residential quarters, recreation areas and public facilities are formed.
Sobha Sanctuary features lagoons, decorative ponds, fountains and swimming pools. They create a resort-like atmosphere and serve as places for walking and relaxation. Along the lagoons, there are plans for promenades with beaches and venues for events.
The area has open spaces for yoga and meditation, gardens, reflexology paths, areas for outdoor sports, and hydrotherapy facilities with saunas and steam rooms. There are separate areas for quiet relaxation, including for the elderly, and special areas for walking pets.
The Sobha Sanctuary area is located at Dubailand, in the part that belongs to Al Yufrah, along the Dubai-Al Ain Road. This is one of the city's key highways, connecting the centre of Dubai with the emirate of Al Ain. Its location along this highway allows quick access to various key points in the city. Other projects are being developed nearby, including Sobha Elwood, The Valley by Emaar and a number of new low-rise communities. The Dubai Outlet Mall, The Sevens Stadium multi-purpose complex and the Terra Solis resort area are also nearby.
In addition to Dubai-Al Ain Road, Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Qudra Road are also nearby. The retail and entertainment part is represented by its own community mall. It will be located near the central park and will become one of the main attractions for residents. Inside, there will be a supermarket, pharmacies, household services, cafes and restaurants, as well as family entertainment areas and, possibly, a cinema. Cafes, bakeries and small shops will appear along the main boulevards within walking distance. A special role is given to restaurants and F&B establishments, which will be located along the promenade.

For families with children, there is a large Forest Adventure Playground with forest-style play elements, rope structures and areas for active play. Skate parks and active sports areas are planned for teenagers and adults.
The sports facilities include outdoor gyms, a standard-size football pitch, tennis courts, a cricket pitch and multi-purpose areas for team games. Pet owners will be able to use separate parks for walking their pets.
For those who work remotely, Sobha Sanctuary will feature a clubhouse with multipurpose rooms, coworking spaces and meeting rooms. Open-air amphitheatres are planned for public spaces, where film screenings, concerts and public events can be held. Farmers' markets and street fairs are planned for the central squares on weekends.
The infrastructure around the area is already well developed. Dubailand is home to educational institutions such as GEMS Winchester School, GEMS FirstPoint School, The Aquila School, Fairgreen International School and Dunecrest American School, offering a variety of educational programmes. Dubai Academic City, with its universities and colleges, is located nearby. In terms of healthcare, residents of property at Sobha Sanctuary can use a network of hospitals and outpatient centres run by various operators, which can be reached in 20-30 minutes via the main motorways.
Sobha Sanctuary is designed as a mixed-use development. The master plan envisages the construction of approximately 20,000 residential units, of which around 18,000 will be apartments and around 2,000 will be villas of various sizes. In the early stages, the developer is focusing primarily on villas and townhouses at Sobha Sanctuary.
