NEXT Coral is a 10-storey residential development by NEXT Development on Dubai Islands. The building is designed in a contemporary style: light-coloured facades, large windows and thoughtful lighting.
Most of the apartments at NEXT Coral have windows overlooking the Arabian Gulf, and the rooms are flooded with natural light during the day. The entrance area resembles the lobby of a small hotel: high ceilings, comfortable sofas, neutral colours and a cosy atmosphere.
NEXT Coral offers 1 and 2 bedroom apartments. The 1 bedroom apartments range from 762 sqft (71 m²) and are suitable for a single person or a couple. The two-bedroom options, starting at 1491 sqft (139 m²), are designed for families or those who value more personal space.
All layouts of this property in Dubai feature an open-plan kitchen combined with a living room. The interiors of the apartments at NEXT Coral feature high-quality finishing materials and built-in wardrobes.
Residents of apartments at NEXT Coral will be able to use the outdoor swimming pool with a view of the water, work out in the fitness centre, visit the restaurant in the development and relax in the lounge.
One of the key advantages is private access to the beach with a separate area for residents. For car owners, there is underground and guest parking, and the development has 24-hour security and concierge service.
To buy property at NEXT Coral, a convenient interest-free payment plan is offered on a 60/40 basis with a 20% down payment. This allows you to spread the payments over the construction period and closer to completion, rather than paying the entire amount at once. The completion of this property on Dubai Islands is tentatively scheduled for Q4 2027.

Dubai Islands is a new area in northern Dubai, near Deira. It consists of five artificial islands with a total area of approximately 17 km², stretching along the Arabian Gulf. It has long promenades, more than 60 km of coastline and about 20 km of beaches, so the area was originally planned as a resort lifestyle destination. It usually takes less than 25 minutes to drive to Dubai International Airport and Downtown Dubai.
The large Souk Al Marfa coastal market is already operating on Dubai Islands. It is a long promenade of almost 1.9 km with shops, restaurants and cafes. Inside, there are separate themed areas, including a Thai market with street food. You can eat at the Korean restaurant Meokja, the Malaysian Nur Malaysia, Krua Thai and Smile Cuisine, and other establishments. Souk Al Marfa often hosts fairs and festivals, and its proximity to the Gold Souk and Dubai Creek makes Dubai Islands interesting for both tourists and locals.
Family resorts are already open for relaxation on Dubai Islands. Centara Mirage Beach Resort Dubai is a beachfront hotel with its own water park, lazy river, children's areas, and several restaurants. Nearby is the Hotel Riu Dubai Beach Resort with an all-inclusive system, swimming pools, and water slides. Over time, new hotels, beach clubs, golf courses and parks will be added.
The large shopping centres City Centre Deira and Al Ghurair Centre are a 10-15 minute drive away. The former features international brands, a VOX cinema, the Magic Planet family amusement park, a food court and restaurants. Al Ghurair Centre is one of Dubai's first malls, but it is also modern, with over 200 shops, cafes, a cinema and children's areas.
Dubai Hospital is the nearest large public hospital in the city with a wide range of specialist departments. There are also private clinics nearby, such as the NMC Medical Centre in the Abu Hail area. Schools are important for families: Deira International School in Dubai Festival City, an international school with an IB programme, is located nearby.

Dubai Islands is gradually becoming one of the most notable locations for those considering investing in property in Dubai. Several important factors come together here: a seaside location, a large master plan from developer Nakheel, active development of hotels and entertainment, and a still limited selection of high-quality residential projects. All this creates a good basis for demand for the purchase and rental of apartments on Dubai Islands.
Dubai's coastal areas with tourist traffic usually show good rental yields — often in the range of 7-9% per annum with the right choice of project, apartment type and rental format (long-term or daily). In addition, for new areas at the start of development, the growth in the value of the properties themselves is important. As more hotels appear and new cafes, shops and entertainment venues open, property prices in such areas tend to rise gradually. Dubai Islands is currently at this stage: resorts and Souk Al Marfa are already in operation, but a significant portion of future properties are still under construction or have only been announced.
An important feature of the area is its mixed format. Hotels, residential developments, tourist and shopping areas are all appearing on the islands at the same time. This ensures a steady flow of people all year round: tourists, business travellers, tenants and seasonal guests. For investors, this means choosing a strategy: you can buy apartments on Dubai Islands at an early stage and sell them later at a higher price, you can rent them out long-term to families and professionals, or you can focus on short-term rentals in a resort format.
