Eaton Square by Ellington Properties is Ellington's first commercial project, which brings the company's signature design philosophy to an office tower with an emphasis on natural light and flexible layouts. There are 2 underground levels, 4 podiums, a grand 1st floor, and a host of amenities on the 5th level, with office floors above. The building will have 7 passenger elevators and one service elevator, 270 parking spaces, bicycle parking, and EV charging stations. The project is scheduled for completion in Q2 2028.
The building will consist exclusively of offices in a “one floor, one owner” format, with the possibility of dividing each level into 7-8 blocks. The typical floor area is 12346-12432 sqft (1147-1155 m²), and the special duplexes on levels 10-11 and 12-13 are 20634-21409 sqft (1917-1989 m²). The clear height of the ceilings is 3.7 m, and in the duplexes — 8.4 m.
Engineering and everyday comfort have been thought out down to the smallest detail: “smart” elevators reduce waiting times, Wi-Fi is available everywhere, security is enhanced by facial recognition and video analytics (people counting, object tracking, behavioral analysis).
The amenities form an “office club”: on the 1st level, there is a cool gallery and lobby; on the 5th floor there is a fitness center, a yoga studio, as well as open-air yoga areas, saunas and separate changing rooms, landscaped terraces, a coffee shop and lounge, a co-working space, a children's area and a games terrace.
A 70/30 payment plan is available: 20% upon booking, 50% during construction, and 30% upon key handover. 70% of the payments are distributed across the stages of completion, which facilitates financial planning.
