Roudah Expo Valley Views is an off-plan apartment project by Expo Dubai Group in Expo City Dubai. The development sits inside Expo Valley, with architecture shaped around landscaped courtyards, shaded paths, terraces and water elements rather than a conventional tower format. The project offers 1, 2 and 3-bedroom apartments, with handover scheduled for Q4 2029.

The residential concept is built around the landscape. Roudah Expo Valley Views have private terraces with valley views, natural light, clean architectural lines and two interior palettes: Timeless Elegance, which uses a more contrasted monochrome finish, and Calm Canvas, with softer neutral tones and natural materials. The project also follows Expo City Dubai's sustainability principles, including native planting, smart irrigation, water reuse systems and responsibly sourced materials.

Amenities are grouped around wellness, family use and shared outdoor life. Residents will have access to a main gym, satellite gym, fitness studios, wellness terraces and yoga decks. Pool options include plunge pools, a main swimming pool, an infinity edge pool, a lap pool and a kids' swimming pool. Family and social spaces cover an indoor kids' club, kids' play areas, an indoor games room, a multipurpose hall, BBQ and outdoor dining areas, an events lawn, prayer rooms, a community plaza and cafés.

The entry price is AED 1,692,000 ($460,700) for 1-bedroom layouts. Larger 3-bedroom apartments start at AED 3,658,000 ($996,100). Total area across the project runs 890 – 2,251 sqft, or 83 – 209 m². The 2-bedroom category falls between those two points, giving buyers a middle format with more floor space without moving into villa or townhouse territory.

The 65/35 payment plan gives the project a workable financial shape for off-plan buyers. The structure breaks down as 10% down payment, 55% during construction, 10% upon handover and 25% during the 1 year after handover. Because part of the balance falls due after completion, buyers do not need to settle the full remaining amount at the moment of handover.
