Dawn at O1NE District by Avenew is the first Grade A office tower in a six-building commercial masterplan in Dubai Motor City. Avenew Development and Kora Properties are creating a district where offices connect with retail, dining, healthcare and landscaped public space. Completion is scheduled for Q1 2030.
The tower contains 70 offices from 1,963 – 5,479 sqft, with prices starting at AED 1,500,000 ($408,500). This single commercial category covers mid-sized workplaces as well as larger premises that can accommodate broader teams, meeting rooms and client-facing areas.
Offices are delivered in shell & core condition. Owners can plan the internal layout around the number of workstations, private rooms, meeting areas, reception, technical rooms and brand requirements. The efficient structural grid and generous floor-to-floor heights support different fit-out concepts, while selected adjacent offices can be combined.
Some floor plans include balconies or substantial private terraces. The largest verified layout reaches 5,479 sqft through a combination of internal office space and a large outdoor area, while other units use the full area indoors. This variety allows companies to decide whether open-air space is useful to their operations.
The super lobby includes concierge service and seating for visitors. Dedicated office lifts, high-performance vertical transport, smart parking allocation and integrated life-safety systems support the practical demands of a commercial building. Public washrooms are located in shared circulation zones, leaving office interiors available for business use and fit-out decisions.
An air-conditioned connection links the tower directly with the retail mall. O1NE District will contain six commercial towers around an integrated retail destination. Medical facilities, cafes, restaurants, wellness spaces, public plazas and landscaped pedestrian routes broaden the services available to employees and visitors. Dawn occupies the gateway position as the first office building in the masterplan.
