Emaar Valia at Dubai Creek Harbour is a 55-storey residential tower by Emaar Properties, built over a mixed-use podium and two basement parking floors. The building holds 491 apartments across 1, 2, 3 and 4-bedroom configurations, with completion scheduled for Q4 2030. Aluminium cladding, extensive glazing and private balconies give the tower a clean vertical profile along the creek.
One-bedroom apartments cover 817 – 829 sqft and are priced from AED 1,960,000 ($533,700). Two-bedroom homes cover 1,242 – 1,258 sqft, starting at AED 2,810,000 ($765,100). Those two formats account for 453 of the 491 residences and make up the bulk of the collection.
The 3-bedroom collection covers 1,652 – 1,694 sqft, with prices from AED 4,100,000 ($1,116,400). The six 4-bedroom residences have 2,561 sqft and are priced from AED 6,970,000 ($1,897,900). Every home includes a dedicated balcony. Project-level views take in Dubai Creek, the city skyline and the community park, though the outlook from any specific unit depends on floor and position.
The 80/20 payment plan opens with a 10% down payment. A further 70% is spread across construction, split into instalments tied to 40%, 60% and 80% building completion milestones. The remaining 20% is payable upon handover in Q4 2030. Most of the purchase price is paid over the construction period before the buyer receives the keys.
The arrival lobby has high ceilings, warm natural tones and quality finishes. Apartment interiors follow a neutral palette with contemporary joinery and wide glazing that connects the living spaces with the balconies and waterfront setting. Locally sourced materials and energy-monitoring systems are part of the building specification. Furniture is not included in the standard finish.
Residents will have access to a temperature-controlled swimming pool, kids pool, splash pad, outdoor fitness area, padel court and yoga deck. Additional spaces include private cabanas, a communal lawn, BBQ area and outdoor play zones. Retail at podium level puts everyday services close to the residential entrance, and secure parking sits across two basement floors.
