The Artery Residences by IMKAN brings an art-led residential concept to the waterfront of Makers District on Al Reem Island. The development contains studios and apartments with up to four bedrooms, a broad choice for buyers who want either a compact Abu Dhabi base or a larger family home. Completion is planned for Q4 2029.
Flowing horizontal bands shape the facade and give the building a recognisable profile beside the water. Extensive glazing, deep terraces and illuminated colour accents add movement to the exterior. Inside, warm neutral finishes are paired with tactile materials, art objects and selective bursts of colour. The result is contemporary without relying on the pale, anonymous interiors common to many new apartment towers.
Studios provide the lowest entry point, with areas from approximately 474 sqft and prices from AED 900,000 ($245,100). A 1-bedroom home begins at about 786 sqft and AED 1,500,000 ($408,400). Buyers who need a second bedroom can enter from roughly 1,173 sqft, with a starting price of AED 2,300,000 ($626,300).
The larger homes create a separate part of the collection. Three-bedroom apartments begin at approximately 2,239 sqft and AED 4,300,000 ($1,170,900), while 4-bedroom residences provide about 3,767 sqft from AED 6,100,000 ($1,661,000). The payment plan requires 10% as a down payment and 30% during construction. The remaining 60% is due when the project is handed over.
Residents will have an infinity-edge pool facing the waterfront, a fitness studio, a yoga and wellness studio and a spa. Leisure and creative facilities include a private cinema, podcast studios and a gaming zone. BBQ terraces, co-working lounges, sky gardens and social terraces provide places for work, meetings and time outdoors. The apartments are sold unfurnished, allowing owners to select their own furniture and decorative scheme.
The emphasis on art extends beyond decoration. Podcast rooms and shared work areas support creative activity, while the cinema and gaming zone provide entertainment without leaving the building. Sky gardens and outdoor terraces introduce greenery at different levels instead of limiting landscaping to the entrance and pool deck. This combination distinguishes the project from a conventional residential tower with only a gym and swimming pool.
