Raw District 2 by Imtiaz combines fully furnished apartments, offices and retail in Downtown Jebel Ali. Imtiaz Developments has placed the project on Sheikh Zayed Road beside an 80,000 sqft park and Jebel Ali Metro Station. Construction is scheduled for completion in Q2 2029.
The residential collection starts with studios from 380 sqft at AED 666,000 ($181,300) and 1-bedroom apartments from 620 sqft at AED 949,000 ($258,400). Two-bedroom homes begin at 1,054 sqft and AED 1,600,000 ($435,700). The 3-bedroom format provides at least 1,400 sqft, with prices from AED 1,900,000 ($517,400).
Commercial property is divided into offices and ground-floor retail. Offices start from 700 sqft and AED 1,400,000 ($381,200), while retail units begin at 1,000 sqft and AED 2,900,000 ($789,700). Modular office layouts can adapt as a company expands, and the retail frontage serves residents, employees and visitors within the same address.
Every apartment is planned with furniture, an open kitchen, integrated appliances, smart storage and layered lighting. Concrete textures, timber, stone, metal and warm colour accents give the interiors an industrial character without removing the practical storage and work surfaces needed for daily use.
An entire floor is dedicated to creative production and collaborative work. The Design Lab supports printing and prototyping, while the Studio contains podcast, media and photography rooms. The Forum provides stepped seating for talks and screenings, and the Stage can host events for 50 to 70 people. The Shuffle adds table tennis, pool, air hockey, chess and card games.
The wider co-working programme includes open desks, private offices, meeting rooms and studios. A reading room, indoor and outdoor cinemas, zero-gravity nap pods and the communal Distrikt Table extend the choice of places for focused work, informal meetings and breaks.
Fitness and recreation facilities include a 2,000 sqft indoor gym, an outdoor sand training zone, adult and children's pools, cold plunges, pool terraces, shallow water features, a yoga deck and an observation deck. These spaces are shared by a building that operates throughout the day rather than separating residential and business activity into isolated areas.
Flame Tree Park covers 80,000 sqft between Raw District 2 by Imtiaz, the first Raw District building and the metro. The route to Jebel Ali Metro Station crosses the park on foot. Residents and office users can reach the Red Line without relying on a car for the first part of their journey.
