Aldar The Canopies at Yas Point introduces a park-centred collection of studios and 1, 2 and 3-bedroom apartments on the northern shore of Yas Island. The 592-home plan spans six mid-rise buildings, with landscaped grounds, private balconies and access to the future waterfront facilities of Yas Point. Completion is scheduled for Q3 2030.

Studios provide the lowest entry point, with areas from 495 sqft (46 m²) and prices from AED 1,650,000 ($449,300). A 1-bedroom apartment starts from 872 sqft (81 m²) and AED 2,200,000 ($599,000). These two formats suit buyers who want a smaller home near the island's business, leisure and tourism destinations.

Larger households can choose 2-bedroom apartments from 1,281 sqft (119 m²), priced from AED 3,400,000 ($925,800). The 3-bedroom collection begins at 1,981 sqft (184 m²) and AED 5,500,000 ($1,497,600). This creates a clear progression from compact homes to larger apartments intended for family living.

Six buildings surround more than 10,000 m² of landscaped open space. Rounded balcony lines, warm neutral facades and broad glazing give the architecture a softer appearance than a conventional urban apartment block. The interior concept uses light finishes, wood-toned cabinetry, open kitchens and large windows, while balconies extend the living areas outdoors.

The mid-rise scale keeps the homes close to the park, pools and pedestrian routes instead of separating them from the shared landscape.
