Arancia Yards by BEYOND is a residential apartment project in City of Arabia, Dubai, created as the first residential cluster within The Yards masterplan. BEYOND brings its design-led approach into an inland Dubailand setting, where the project is shaped around landscaped courtyards, shaded outdoor areas and a more open residential rhythm than a conventional apartment tower.
The project offers 1, 2 and 3-bedroom apartments only. Starting prices begin from AED 1,100,000 ($299,500) for 1-bedroom apartments with starting areas from 762 sqft (70.8 m²). 2-bedroom apartments start from AED 2,100,000 ($571,800) with starting areas from 1,170 sqft (108.7 m²), while 3-bedroom apartments start from AED 3,370,000 ($917,800) with starting areas from 1,800 sqft (167.2 m²).
The 60/40 payment structure is simple for off-plan buyers: 10% down payment, 50% during construction and 40% upon handover. Completion is planned for Q1 2029, which gives buyers a medium-term construction window and keeps a meaningful share of the purchase price payable at completion rather than fully front-loaded during the build period.
Arancia Yards is planned as three low-rise buildings arranged around a central green valley. The homes are designed with 3.1-metre ceiling heights, private terraces, large windows and thermally insulated glazing, so the residential experience is built around light, openness and outdoor connection. Natural materials and warm interior detailing help the project feel closer to a landscaped residential enclave than a standard urban block.
