Dubai Creek Harbour is the neighborhood of the future, set to be home to the Creek Tower, the tallest tower in the world.
It echoes the charm of Dubai Hills but stands out with its unique lagoon, unlike the latter's parks. Let's take a stroll through Dubai Creek, explore its features, and delve into its history.
Dubai Creek Harbour is a developing district in Dubai located near an artificial bay, poised to become Dubai's second center.
This area is conveniently situated with:
Once development is completed, Dubai Creek Harbour is expected to be one of the largest pedestrian-friendly neighborhoods in Dubai, featuring public and cultural attractions including a 30-hectare central park and waterfront promenades.
The district covers 5.6 million square meters, larger than Downtown, and is divided into four distinct areas:
The developer Emaar is independently developing the area, creating a cohesive community. A key infrastructural feature of the location is the two bridges that connect the island part of the district to Dubai. There are plans to build another bridge that will connect the island to the airport. Near the third bridge, there will be a new metro line that everyone is anticipating. The metro line will run throughout Creek Harbour, significantly improving transport accessibility and affecting housing prices.
To the west, the district adjoins the Ras Al Khor Wildlife Sanctuary, which is world-renowned for its pink flamingos. The sanctuary is home to more than 450 species of animals and birds and has 47 varieties of plants. The view here is incredibly beautiful, and apartments overlooking this sanctuary are especially valued.
The Dubai Creek Harbour district started being developed just eight years ago, making it a young and ambitious project. For context, development of the Downtown district began 21 years ago. This means there is room for growth in Dubai Creek Harbour, and real estate there is expected to increase in value.
The master developer of Dubai Creek Harbour is Emaar, one of the largest developers in the region. The company excels at creating large, fully facilitated projects – as you walk through the district, it is evident that everything is designed correctly, with every detail thoughtfully considered.
The developer has designed the area to be comfortable for living, with walking areas, a park with an amphitheater, and a play area for children. More than 15% of the entire area is occupied by parks and green spaces. The district's promenade is dotted with restaurants and ice cream shops, with plans for even more in the future.
When construction in Dubai Creek Harbour is fully completed, there will be 7.3 million square meters of housing, 300,000 office spaces, and plenty of retail spaces, including the Dubai Square zone, which covers 750,000 square meters – the size of a hundred football fields.
The district also plans to open five international schools, 33 hotels, kindergartens, and hospitals.
Home to the future tallest skyscraper in the world, the Creek Tower, which is currently under construction. Emaar promises that this tower will surpass the height of the iconic Burj Khalifa, also located in Dubai. The UAE authorities are aiming to break the world record for the tallest building once again, a competition to which Saudi Arabia has also joined, hence the exact height of the tower remains a closely guarded secret. The construction of Creek Tower was put on hold during the pandemic, but it was announced in 2023 that the project would be modified and construction would resume. Once built, property values in the area are expected to soar.
The district features a lagoon where residents and visitors can swim, sunbathe, and engage in various water sports.
Renowned for its calm and secluded ambiance, Dubai Creek Harbour is not tailored for those seeking the constant buzz and urban flurry of city life. Instead, it offers a family-friendly nest reminiscent of the style found in Dubai Hills, ideal for those who enjoy scenic urban walks and a tranquil lifestyle away from the cacophony of noisy nightclubs, parties, and office hustle.
The area boasts a comprehensive system of underground parking that spans the entire district. There are ample parking spaces beneath the entire island, with convenient entrances to the parking area positioned around the perimeter of Dubai Creek Harbour.
For yacht owners, the district includes a marina for mooring yachts, providing an added convenience for maritime enthusiasts.
Dubai Creek Harbour is a highly promising and emerging neighborhood. When developers launch a new residential project here, units sell out swiftly. The anticipation is high for the construction of Creek Tower to move into a more active phase – a development that will undoubtedly lead to a surge in property prices, offering investors significant opportunities for resale profits.
