Business Bay is home to global company offices, skyscrapers, and unique architectural marvels, making it a focal point in Dubai. Let's delve into what makes this location intriguing and why affluent individuals are keen to invest here.
Business Bay divides across two banks of a canal, covering an area of 4.36 sq km, slightly less than the man-made island Palm Jumeirah or Dubai Marina. Its skyline of skyscrapers, innovation, and views of Burj Khalifa epitomize Dubai for many around the globe.
Previously a site of just a water canal and sand, the area, later known as Business Bay, was a pearl diving site. It has since transformed into one of Dubai's iconic districts, with development kicking off in 2005. Initially aimed for completion by 2015, construction continues in some spots even today.
Initially envisioned more for work than residential life, the district has fewer homes.
Area Allocation for Development:
Ranked among the top five areas in Dubai for buying an apartment, Business Bay is a mere 15-minute drive from Dubai's financial core, DIFC, hosting global banks, major companies, and exquisite dining options. Another advantage is its location between Sheikh Zayed Road and Al Khail Road, with Burj Khalifa just 1.5 km away.
Residential projects, especially new ones, are scarce here due to almost no land left for development, making new launches rare. Early investors have seen significant returns as apartment prices have surged, with an average square meter cost rising by 16% from 2020 to 2022.
Business Bay houses 17,000 companies, including offices of prominent developers Ellington and Binghatti, tech giant Oracle, and a Mastercard branch.
Residential real estate is highly valued here due to the abundance of offices and the convenience for employees preferring to live nearby, ensuring easy rental opportunities.
Though not a green district, those seeking a break from the urban sprawl can find solace in parks within Business Bay, like Bay Avenue, offering stunning skyscraper views, children's play areas, fitness equipment, a running track, and a dog-walking zone.
The area features the Business Bay metro station and a network of buses, making it easy to navigate both within the district and to other parts of Dubai.
Bay Avenue shopping center in the district is a great spot for a stroll with a large food court. With around 20 cafes and restaurants, there's something for every taste.
Business Bay is the place to be for diverse cuisines and exquisite dishes, offering Japanese, Italian, Mediterranean, Indian, Mexican, American, and French options.
Al Habtoor City Entertainment Complex. Home to a tennis academy and the Winter Garden, its highlight is the La Perle aqua show by theatre director Franco Dragone, featuring 65 international performers including motorcyclists, dancers, and acrobats, with a stage featuring a large pool that fills and drains within a single performance.
Architecturally Intriguing Buildings. A haven for architecture enthusiasts, Business Bay boasts unique designs like the Vision Tower with its bent glass facade, The Opus by Zaha Hadid resembling a melting ice cube, and the "Swiss cheese" O-14 Tower with 1,300 holes.
Business Bay is a district where residential real estate is valued due to its scarcity.
Investors should keep an eye on new launches, as they are infrequent. The average square meter cost is around $4,000, with apartments averaging $450,000.
