Dubai Hills Estate is the golden middle among Dubai's neighborhoods. It's situated at an intersection, equidistant from Downtown and Dubai Marina. In fact, it's part of the larger Mohammed bin Rashid (MBR) City.
While there's no beach in this neighborhood, you can reach one in 20 minutes.

Development of the area began in 2014, overseen by two leading state developers — Emaar Properties and Meraas Holding. Everything within the neighborhood conforms to modern standards and a unified style — paths, flowerbeds, benches, landscaping, and parks. There's a sense of completeness here. Every detail has been thought out — Emaar and Meraas have mastered integrated development.
Dubai Hills Estate, or Dubai Hills, spans a vast area — 1,100 hectares. For comparison, that's the same size as the "Krylatskoye" district in Moscow, known as one of the most eco-friendly and green.
The creators of Dubai Hills Estate have endeavored to build a community where everything needed for a comfortable life is available. The area is still under construction. Once completed, it will feature 4,600 villas and 22,000 apartments, 210,000 square meters of retail space, and 197,000 square meters for offices.
There's a real sense of life in Dubai Hills. But there's room for growth: it's designed for 100,000 residents.

The district is almost fully developed, with little ongoing construction, a reason for its popularity. Retail spaces, including cafes, restaurants, and supermarkets, are already operational on the ground floors. It's a ready community that won't undergo drastic changes.
Rental prices have increased. It's challenging to find something good for rent at a reasonable price. However, from an investor's viewpoint, it's great — the real estate will be in demand.
High rental yield. You can earn up to 10% annual net yield in USD. A low-risk instrument with high returns is rare today.
As for real estate costs in Dubai Hills Estate, prices vary — they depend on location, developer, and amenities offered in the residential complex. A good one-bedroom apartment can be purchased for $326,000-$408,000. Two-bedroom apartments start from $544,000, and three-bedroom ones from $816,000.
There are many pedestrian paths. In the pleasant season, when it's not too hot, you can even walk the streets with a stroller.
A pet-friendly culture is prevalent. Many residents have pets, and there are numerous areas for walking animals.

The Dubai Hills Estate is rich in green spaces and parks, with the most prominent being Dubai Hills Park. This expansive area covers 180,000 square meters and stands as the community’s heart, attracting residents to its children's play areas, tennis and skateboarding parks, climbing walls, and athlete-friendly pathways.
Shopping Malls:
Dubai Hills Mall serves as the district’s sole shopping center, offering a convenient shopping experience with less crowding and extensive parking for over 6,000 vehicles. More details on this facility will follow below.
This mall is a perfect fit for residents of Dubai who prefer a serene, less crowded shopping experience. It features over 750 retail outlets. Additionally, there's a children's recreation area called Adventure Park, a cinema, and a vast hypermarket spanning 6,038 square meters. You can find everything here: clothes, jewelry, groceries, and more.
The tenants of this mall are more budget-friendly compared to those in Dubai Mall, catering more to the middle class. The food court offers a variety of cuisines including Italian, Chinese, Indian, Thai, Mexican, and European. Visitors can enjoy delicious burgers, authentic pizza, fresh pastries, sizzling steaks, and premium dishes, all under one roof.
For entertainment, there's plenty for children, like a 3D cinema, ice-skating rink, indoor trampoline park, and climbing wall, while adults can relax at the spa centers.
This floral paradise stretches over 72,000 square meters and dazzles with a staggering array of over 150 million flowers. Visitors can wander amongst flower-decked castles, heart-shaped archways, houses, and even a replica of the Burj Khalifa skyscraper. It's a place for inspiration and picture-perfect photography sessions.

This is a haven for golf enthusiasts worldwide. The Dubai Hills Golf Club spans 6,000 km of pristine landscapes and natural beauty. Its 18-hole course was honored as the "World's Best New Golf Course 2019" at the World Golf Awards ceremony in Abu Dhabi. It was also acclaimed as the UAE's best golf course in 2021.
Many visitors are particularly taken with the eighth hole, where nearby lakes and fountains attract various birds, creating a breathtaking scene. The location also boasts restaurants with stunning views of the course and a swimming area.
