Masdar City is an innovative and sustainable neighbourhood in the capital of the United Arab Emirates, Abu Dhabi. It was conceived from the outset as a model of a city of the future, capable of offering residents comfort, environmental friendliness and technological infrastructure while minimising their carbon footprint. The project was launched in 2008 under the auspices of Abu Dhabi Future Energy Company (Masdar) and has since developed as one of the most recognisable and discussed ‘green’ districts not only in the Emirates but also worldwide.
The main idea of the project is to create a self-sufficient, energy-efficient and comfortable space that combines residential neighbourhoods, business centres, research institutions and infrastructure facilities. The estimated population of the neighbourhood after completion of all phases of construction is more than 50,000 people, with around 40,000 more people able to work in the offices, laboratories and educational institutions located within Masdar City.
Geographically, Masdar City is located in a strategically important part of Abu Dhabi — south-west of Abu Dhabi International Airport. The distance to the airport is only 10-15 minutes by car. Popular areas and facilities nearby include Yas Island just 20 minutes away, Al Raha Beach and Al Forsan International Sports Resort 15 minutes away and Abu Dhabi City Centre is around 30 minutes away.
The area is connected to key motorways such as Al Shahama-Abu Dhabi Road and Sheikh Zayed Road, providing direct access to both the capital and Dubai. Within Masdar City there is a convenient pedestrian navigation, a bicycle network and an elaborate system of internal roads. There are plans to launch light rail transport and expand the bus network in the future.
Masdar City is overseen by Masdar, a subsidiary of Mubadala Investment Company, specialising in the introduction of renewable energy and sustainable architecture projects. Within the neighbourhood, private development projects from third-party companies are underway. For example, Bab Al Qasr Resort Residence is being built by Burtville Developments, and the Royal Park residential complex is being built by Reportage Properties, one of the major developers in Abu Dhabi.
The neighbourhood was originally designed in accordance with the principles of sustainable architecture: the use of solar energy, eco-friendly materials, water recovery systems and automatic energy saving. Many of the buildings have solar panels on their roofs, and the residential and commercial areas utilise intelligent light and climate control systems. All of this not only reduces the burden on the environment, but also provides long-term savings for residents of property at Masdar City.
Masdar City is one of the few neighbourhoods in the world where the ecological concept is realised not in words, but in actual construction and operational solutions. But beyond sustainability, the neighbourhood offers comfort, functionality and well-designed infrastructure. It is home to cutting-edge research facilities, business incubators, co-working spaces and offices of international clean-tech companies.
The Incubator Building is home to more than 260 companies working in the fields of sustainability, renewable energy and green innovation. The area is also home to the headquarters of the International Renewable Energy Agency (IRENA), and the campus of the Masdar Institute of Science and Technology, a research university specialising in clean-tech developments.
An important advantage is that Masdar City is a free economic zone. This means that there are tax preferences for business, simplified conditions for company registration and the possibility of obtaining a resident visa through investment in property at Masdar City. For investors, this opens up the prospect of a Golden Visa for up to 10 years with an investment of AED 2,000,000 ($544,500) or more.
In terms of social and residential infrastructure Masdar City is already capable of providing comfortable living. Educational institutions are represented by both kindergartens and public schools. There are Ryan International School, Canadian International School, Horizon Private School and others in the neighbourhood. Blossom Nursery, Yellow Submarine Nursery and Al Zeina Nursery operate for babies.
The medical infrastructure is actively developing. Clinics and hospitals are located in the neighbouring districts of Khalifa City and Al Matar, and a multifunctional medical centre and emergency rooms are planned to be built inside Masdar City itself.
Commercial infrastructure includes supermarkets, shops and cafes. Nearby is Al Raha Mall with cinemas, restaurants, fashion boutiques and entertainment venues. Retail and public spaces are also being built within the neighbourhood itself, particularly on the ground floors of residential complexes. Food shops, pharmacies, laundries and fast-food outlets are provided.
For recreation and sports, Masdar Central Park, a green park with walking alleys, bicycle paths, playgrounds and picnic areas, has been created in the neighbourhood. Residents can enjoy fitness centres, swimming pools, tennis courts, football and basketball courts, outdoor cinemas and recreational facilities in their developments.
