Al Rashidiya 1 is a mixed-use coastal area in Ajman, where business and residential infrastructure are seamlessly integrated. It is part of the larger Al Rashidiya community, located on the border with Sharjah.
The area occupies a strategic stretch along Ajman Creek in the heart of the emirate. Al Rashidiya 1 has long established itself as the ‘facade of the city’: it is home to Ajman's first modern skyscrapers, the first retail galleries and a cluster of bank branches.
History coexists there with modern formats: from the waterfront, where fishing boats once set sail, to multi-storey residential developments offering sought-after properties at Al Rashidiya 1 — studios, family apartments and office blocks, all within walking distance of each other.
Several factors contribute to the reputation of the location. First and foremost is its geography — Al Rashidiya 1 stretches 8 kilometres from the border with Sharjah and 12 kilometres from the Ajman Free Zone. This proximity creates constant demand from managers and expats commuting daily between the four northern emirates.
Another important factor in the area's appeal is its developed infrastructure. Over the past 15 years, City Centre Ajman, the Thumbay clinic chain and the emirate's best waterfront park have all opened here. Finally, the freehold model, in place since 2004, allows foreigners to buy apartments at Al Rashidiya 1 with full ownership rights.
All three factors combined make the area one of the top five most popular properties in Ajman on key Emirati analytics portals.
The community is bordered by Al Ittihad Street and Sheikh Khalifa Bin Zayed Road, and to the east it leads directly to the E11 motorway (known as Sheikh Zayed Road in Dubai), which connects all the emirates. The road to Dubai International Airport takes about 25 minutes, and Sharjah International Airport is approximately 15 minutes' drive away.
Bus lines E400 and SH1 connect the area to Deira City Centre Metro station in Dubai and the central districts of Sharjah, while a new transport link planned for the launch of Ajman International Airport in Al Manama will reduce the journey time to the air hub, currently under construction, to 25 minutes.
There is a well-organised network of taxis and buses within the district. The nearest stops, Ajman Crown Palace Hotel 1 and ADNOC (Al Nuaimia), are within a 5-10 minute walk. The journey time to Ajman Corniche is 5 minutes, and to Ajman Port is 10 minutes. The Emirates Road inner bypass is just a 5-minute drive away, which is important for logistics companies with offices in Rashidiya Towers.
The educational map of the area includes Al Hikmah Private School, Victoria English School, and Al Nuaimia Private School. All these institutions are located within a 3-5 km radius and offer international programmes.
Higher education is available at Ajman University, which ranks sixth in the country in terms of the number of international students, as well as Gulf Medical University, with campuses less than a 15-minute drive away. Medical services are provided by Thumbay Hospital on Al Ittihad Road and the specialised Thumbay Clinic located within Al Rashidiya 1, which has therapeutic and diagnostic departments.
The shopping and entertainment hub is formed by Ajman City Centre, which houses over 70 branded stores, a Carrefour hypermarket, a 9-screen VOX Cinemas and the Magic Planet amusement park. Analysts estimate that this mall attracts 10.5 million visitors annually. The more boutique Dana Mall is aimed at everyday shopping, while Galleria Mall features a food court with international cuisine and rooftop lounge terraces.
Ajman Corniche is a great place for evening strolls. Public Beach is only a 15-minute drive away, where you can rent catamarans and traditional wooden boats. Al Zorah Beach, which will be appreciated by fishing enthusiasts, is a 20-minute drive away. Al Rashidiya 1 is also home to Ajman Fish Market, the best place in Ajman to buy fresh seafood.
Cultural leisure activities for residents of the area include the Ajman Museum in the historic fort and the Al Murabba observation tower, both a 10-minute drive away. For family fun, there are themed entertainment venues such as Magic Planet, Dino Live Family Theme Park and Aqua Bounce, a floating obstacle course with water slides. All parks are located within a 15-minute drive of Al Rashidiya 1.
The architectural look of the area is defined by 12-25 storey residential developments with glass façades and underground parking. Most of them are equipped with fitness centres, swimming pools and kids' rooms, making the apartments at Al Rashidiya 1 ideal for families with children. The area offers studios ranging from 590 sqft (55 m²), one-bedroom residences of 970-1185 sqft (90-110 m²) and two-bedroom units of up to 1720 sqft (160 m²).
The latest launch among a property at Al Rashidiya 1 is Ajman Pearl Tower by GJ Real Estate. The 25-storey premium residential complex offers 208 one- and two-bedroom apartments with panoramic bay views. The project includes a club spa floor and a conference hall for residents. Other amenities are playgrounds, lounges, a pool, covered parking, retail space, and 24/7 security.
Additionally, the Orient Tower, Oasis Towers, and Ajman Creek Towers waterfront complexes are under construction in the area. Sweet Homes and R Holding offer interest-free payment plans, allowing investors to buy property at Al Rashidiya 1 with no bank financing.
The secondary housing market in the area also remains liquid: apartments available for short-term rental provide an annual return of 7-8%, as confirmed by leading UAE analysts. The combination of stable demand, freehold ownership and low entry threshold makes property at Al Rashidiya 1 one of the most sought-after segments in the northern emirate.
Proximity to the Ajman Free Zone and key Emirates highways keeps employment high in Al Rashidiya 1. In 2024, the number of business licences issued in the area nearly doubled, directly correlating with rental demand in neighbouring districts. The implementation of the large-scale Ajman International Airport, worth AED 2,203,800,000 ($600,000,000), is expected to give the emirate's economy an additional boost after the opening of the passenger terminal in 2026. Due to its proximity to the E611 motorway, Al Rashidiya 1 will be one of the main beneficiaries of the transport flow.
According to Gulf News, average yields in the residential segment of the northern emirates are at 6-7.75%, but in projects with a bay view and in business-class towers, the figure reaches 8.5%. The absence of income tax and a flat registration fee of 2% further increase the investor's net profit. At the same time, the cost of maintaining property in Ajman is significantly lower than in Dubai, which enhances the competitiveness of the offer for medium- and long-term strategies.
The experts believe that Al Rashidiya 1 successfully combines developed urban infrastructure and dynamic development: schools, clinics, shopping centres, a beach and administrative offices are located within a few minutes of each other, and transport links to Dubai, Sharjah and the future airport make the area a convenient hub for everyday mobility. At the same time, ownership and maintenance costs remain lower than in larger metropolitan areas, and rental yields consistently exceed 7%. For investors looking to diversify their portfolio and families seeking practical and affordable waterfront living, apartments at Al Rashidiya 1 offer a balanced solution with long-term growth potential.
